Guzman + Focon JV team is requesting bids for our Liberation Park project..
• All Trades (EXCEPT Shoring, Fire Sprinkler, Photo-Voltaic System  Elevators)
Trades/scopes shall be considered Final Hard Bid and are anticipated to be awarded on this round of pricing.
 
Project Description:

This project is new construction of a 119-unit, 160,000-gsf, 6-story + Basement, Type I, affordable family housing development. The building will include common areas and amenity spaces at the first floor.

 
Schedule:
01/21/26 - Start of Advertisement
02/06/26 - RFI Deadline
02/18/26 - Bids Due 2:00PM Wednesday.
06/02/26 - Tentative Construction Start (Refer to Exhibit C)
 
Labor Requirements:This is a prevailing wage project. All carpenter and laborer trades must be union.
 
Sub-Contracting Goal:In City of Oakland - The 30% Oakland local business participation requirement must be met with a minimum participation of 15% for Local Business Enterprises (LBE)/Local Not for Profit Business Enterprise (L/NFPBE) and 15% for Small Local Business Enterprises (SLBE)/Small Local Not for Profit Business Enterprise (S/LNFPBE). SLBE and SLNFPBE may meet the full 50% requirement.
